Our clients are investors and developers, business owners and lenders, contractors and sub-contractors. They are involved in buying and selling and often developing land for office, retail, industrial, commercial and residential uses. They buy and sell office buildings, plazas, and other developed rental commercial property throughout Ontario. We advise lenders and borrowers in structuring, negotiating, implementing and completing a wide variety of transactions and lease agreements. Where we can gain some measure of competitive advantage for them for real estate projects, we suggest various financing strategies.
Through the years, we have acted for the various parties in the construction pyramid, including developers, general contractors, subcontractors, material suppliers, owners, mortgagees and trustees in bankruptcy, municipal governments and agencies, landlords and tenants, public and private corporations.
As part of our ongoing involvement with clients we take a lead position on projects in condominium development, joint ventures, zoning matters, distress property realization, restructurings and unique ownership vehicles.
When remedies or enforcement are needed we act swiftly and decisively in the areas of liens, breach of trust, labour and material payment bonds, debt collection, performance bonds, contract preparation and the resolution of all types of construction related disputes whether by way of litigation, mediation or arbitration. Other lawyers frequently seek advice from, or refer clients to our Group, as one of our Partners is the only lawyer in Hamilton to be certified by the Law Society of Upper Canada as a Specialist in Construction Law.
